MAINTENANCE SUPERVISOR
The Maintenance Supervisor will assist in the development of a preventative maintenance plan, perform electrical, plumbing, mechanical and general carpentry work. Will supervise the building maintenance staff, coordinate inspections with tenants, supervisors, peers and related city agencies, and assist in the maintenance of building department systems such as work orders, purchasing, and building inspections. Ensure the building maintains its certificate of fitness. Provide after-hours emergency coverage.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Prepare vacant units for re-renting.
Supervise building maintenance and housekeeping staff.
Coordinate building maintenance systems with contractors and supervisors.
Assist in the overseeing of work order system.
Respond to emergency calls and rectify existing conditions.
Carry out and oversee preventative maintenance program throughout building.
Carry out repairs as necessary to maintain building.
Perform daily, weekly and monthly inspections of all common areas throughout building.
MINIMUM QUALIFICATIONS:
Minimum of 5 years working in the building trades or related field.
Supervisory training, managerial training seminars.
Basic skills in plumbing, electrical work, carpentry and dry wall application.
High School Diploma, GED and/or Trade School Certification.
Microsoft Word, Excel and some property management software, i.e. MRI Outlook
Ability to read and understand design drawings.
Ability to read and understand English, Bi-lingual Spanish a plus.
